Independent Roof Survey & Roof Inspection in Kilmarnock
Before you buy a property, pay a roofer, or commit to repair work, get a clear, impartial assessment of the roof. UK Roof Surveys inspects and reports only β we don't carry out repairs and never use an inspection as a route to selling roofing work. We cover Kilmarnock and the surrounding area, from the town centre and Galston through Mauchline and Auchinleck to the rural Ayrshire villages.

Why People in Kilmarnock Book a Roof Survey
Most customers come to us because they want certainty before spending money β or before buying a home. An independent assessment gives you the facts without anyone trying to sell you a roof on the back of it.
Buying a Property in Kilmarnock
Before you commit to a purchase, a separate specialist roof inspection tells you the true condition of the roof and the realistic cost of any work needed β depth a general homebuyer report often doesn't go into.
Textile & Engineering Heritage
Kilmarnock grew around its textile mills and engineering works, and much of the central housing is Victorian terraces built for the industrial workforce, with slate roofs and chimney stacks that develop age-related defect patterns.
Post-War Housing Estates
Onthank, New Farm Loch and Shortlees have post-war housing with concrete interlocking tile roofs β a different defect profile from older slate, particularly around nail fatigue and ridge mortar.
Galston & Valley Towns
Galston, Hurlford and the Irvine Valley towns add a mix of Victorian terraces, post-war housing and older stone-built properties with traditional slate roofs.
Rural Ayrshire Villages
Mauchline, Auchinleck and the rural villages add stone-built cottages and farm properties with traditional slate roofs facing exposure to upland weather.
Flat-Roof Extensions
Flat roofs around extensions and converted premises need specific attention β we assess coverings, upstands, outlets and junctions as standard.
Suspected Poor Workmanship
If a roofer's recent work doesn't look right, an independent inspection documents exactly what was observed β useful evidence if you need to challenge a contractor or withhold final payment.
A Leak No One Has Been Able to Fix
Where leaks keep returning or previous contractors couldn't resolve them, an independent investigation pinpoints the likely cause rather than applying another patch.
Insurance & Legal Support
A dated, photographic independent report can support an insurance claim or assist where roof condition is disputed in a legal matter.

Independent Advice With No Repair Sales Agenda
UK Roof Surveys does not carry out roofing repairs and does not quote for remedial work. Our role is to inspect, document and explain the roof's condition honestly β which means there is never a financial incentive to find problems that aren't really there.
We inspect. We report. We explain.
We do not sell roofing work.
What We Inspect
Scope depends on safe access, the layout of the property and the weather on the day. We assess the following wherever they can be safely and practically reached.
How the Roof Inspection Works
1. Enquiry & Property Details
Submit your enquiry with the property address and reason for inspection. We will confirm availability and provide a fixed fee.
2. Site Inspection
Our surveyor attends the property and carries out a thorough inspection of all accessible roof areas, including the loft where safe access is available.
3. Photographic Assessment
Photographs are taken of all relevant areas and findings are compiled into a clear written assessment with cost guidance.
4. Report Delivered Within 48 Hours
The completed report is delivered digitally. In many cases delivery is sooner than 48 hours from inspection.
Depending on the property and service booked, the inspection may use drone photography, close visual inspection, loft access where safe, and thermal imaging or specialist leak-detection methods where appropriate.
What You Receive
Cost guidance is included to help you understand your likely financial exposure before you approach contractors for quotes.
