How to Spot Roof Problems Before They Become Expensive

Most roof problems don't arrive without warning. They start small — a cracked tile here, a blocked gutter there — and gradually become expensive if left unaddressed. Knowing what to look for can save you thousands.

External Warning Signs

Missing, Cracked or Slipped Tiles or Slates

Individual tiles can crack, slip or dislodge through storm damage, age, or frost. A handful of missing tiles might seem minor but each one is a potential entry point for water. Look for uneven patches on the roof surface or tiles that appear out of alignment.

Sagging Roof Surface

A roof surface that appears to dip, bow or sag is a serious warning sign. It can indicate structural issues with the roof timbers, rafter damage, or long-term water damage to the decking beneath the covering. This should always be investigated promptly by a specialist.

Moss, Lichen and Algae Growth

While moss on a roof looks picturesque, it retains moisture against the roof surface and can cause tiles to lift, crack and degrade prematurely. Heavy growth often indicates the roof covering is nearing the end of its serviceable life.

Damaged or Blocked Gutters

Overflowing gutters, sagging sections, or visible cracks are more serious than they look. Blocked gutters cause water to back up under the eaves, soaking fascias, soffits, and eventually the internal structure. Check gutters after heavy rain.

Cracked or Missing Flashing

Flashing is the metal (usually lead) that seals the joints between the roof covering and vertical surfaces — chimneys, dormer walls, skylights. Cracked, lifting or missing flashing is one of the most common causes of roof leaks.

Chimney Pointing and Mortar

The mortar that holds chimney brickwork together deteriorates over time. Crumbling or missing pointing allows water to penetrate the stack and travel down internally. Look for gaps between the bricks or loose mortar at the base of the stack.

Internal Warning Signs

Damp Patches or Staining on Ceilings

Brown or yellow staining on ceilings below the roof is the most obvious internal sign of water ingress. However, the stain rarely appears directly below the entry point — water travels along timbers before dropping. A specialist investigation is needed to identify the true source.

Black Mould in the Loft

Mould in the loft space can indicate insufficient ventilation, a breach in the roof membrane, or trapped moisture. It's worth investigating the cause rather than simply treating the mould surface.

Daylight in the Loft

If you can see daylight through the roof structure when in the loft space, there is a gap in the covering that needs attention.

Wet or Compressed Insulation

Wet loft insulation loses its thermal properties and indicates active water ingress. Look for compacted, discoloured or wet patches in the insulation.

When to Call an Independent Roof Specialist

You should call an independent roof specialist — not a roofing contractor — when:

  • You can see visible damage but aren't sure how serious it is
  • You've been quoted for significant repair or replacement work and want a second opinion
  • You have a leak but can't identify where it's coming from
  • A homebuyer survey has flagged the roof and recommended further investigation
  • Your mortgage lender has raised a condition about the roof condition
  • You're planning solar panels and need to know the roof is structurally sound

The key word is independent. A roofing contractor who quotes for repairs has a financial interest in the outcome. An independent surveyor does not.
