For your purchase: Ask whether a previous roof quotation includes the chimneys, bay roofs and junctions as well as the main covering. Our inspection distinguishes the visible condition of those elements wherever access allows. An apparently tidy front slope does not tell you the condition of every rear roof or flashing, and replacement material is not automatically defective.

Roath, Penylan and other conservation areas: use the property's boundary

The council lists distinct conservation areas, including Roath Park, Roath Mill Gardens and Cathedral Road, with separate appraisal documents. It also provides mapping and explains that some areas have additional controls over alterations. [2]

For your purchase: Check the specific address rather than treating an entire neighbourhood as subject to identical restrictions. When a purchase depends on a roof change, ask your conveyancer about the existing records and the council about the proposed work. A condition report can describe defects and options but does not replace those checks or authorise replacement materials.

Buying a Cardiff flat: agree which roof can actually be inspected

Should I reject a Cardiff house because its slate roof is old?

Not on age alone. An older slate roof can remain serviceable, while individual slates, fixings or flashings may need attention. A building's age also does not establish when it was last re-roofed. The inspection explains the visible evidence and limitations so you can consider maintenance, repairs or further investigation before deciding.

Can you inspect a shared roof when I am buying a Cardiff flat?

A photograph of a defect does not establish legal liability for the repair.

Do all roofs in Roath or Pontcanna have the same conservation restrictions?

Do not assume that they do. Cardiff Council maps individual conservation areas and provides area-specific guidance, with additional controls in some locations. Check the precise property and proposed change with the council. Our roof survey does not grant consent or certify that previous alterations had all necessary approvals.
