Concrete Tiles and Clay Tiles
Tiled roofs in the UK use two main materials: concrete and clay. Concrete interlocking tiles became common from the mid-twentieth century onwards and are the most widely used covering on modern pitched roofs. Clay tiles — both plain clay tiles and clay pantiles — have a longer history of use and are common on older properties, particularly in regions with a tradition of clay tile roofing. Both materials are serviceable when well installed, but they have different characteristics and different typical defect profiles.
Identifying which type of tile is on a property is a useful first step, as it informs any assessment of likely condition and remaining performance. A specialist roof inspection will establish the covering type and its condition.
Age Alone Does Not Determine Condition
As with any roof covering, age alone does not determine whether a tiled roof is sound. A tiled roof that is decades old may have years of service remaining if the tiles, fixings, and detailing are in good condition. A much younger tiled roof can have problems if it was poorly installed, if the wrong tile was used for the pitch, or if defects were not addressed when they first appeared. The relevant question is not "how old is the roof?" but "what condition is the roof in?"

What to Check on a Tiled Roof
The following are the key elements to consider when assessing a tiled roof. Most cannot be reliably evaluated from ground level — they require close inspection from the roof itself or from the loft space.
Cracked, Broken or Slipped Tiles
Individual tiles that are cracked, broken, or have slipped from their position are common on tiled roofs. A small number may reflect localised issues that are repairable — a single cracked tile or one slipped tile is usually a straightforward repair. However, widespread cracking or slippage across many slopes can indicate more significant problems with the covering or the fixing system. Surface Deterioration
Concrete tiles can suffer surface deterioration over time — spalling (surface flaking) where the surface layer breaks down. Some surface weathering is cosmetic and does not affect weather-tightness; more extensive deterioration that compromises the tile's ability to shed water is more significant. The extent and distribution of deterioration helps determine whether the covering is reaching the end of its performance or whether targeted replacement of affected tiles is sufficient.
Fixings
The nails or clips that hold tiles in place can corrode or fail over time, allowing tiles to slip. Widespread fixing failure is a more significant issue than isolated slippage. On older tiled roofs, the original fixings may be reaching the end of their serviceable life even if the tiles themselves are sound.
Ridge and Hip Systems
Ridges and hips are where tiled roofs commonly show wear first. Two main systems are used: cemented (mortar-bedded) ridges, where ridge tiles are held in place with mortar, and dry ridge systems, which use mechanical fixings instead of mortar. Mortar deteriorates over time through frost action and weathering — cracked, displaced, or missing ridge mortar is a maintenance item. Dry ridge systems reduce this maintenance requirement and are standard on new roofs, but a well-maintained cemented ridge on an older roof is not automatically defective.
Mortar Deterioration
Beyond the ridge, mortar is used at hip joints and, on some roofs, at verge edges. Mortar deterioration is a common maintenance item on older tiled roofs. It allows water into the roof structure if left unaddressed, but it is typically a repair item rather than an indicator that the whole roof needs replacing.
Dry Verge Systems
At the verge (the sloping edge of a gable roof), some roofs use mortar-bedded verge tiles while others use dry verge systems — mechanical caps that cover the edge without mortar. As with ridges, dry verge systems reduce maintenance, but a mortar verge is not automatically defective if it is in sound condition.
Valleys
Valleys channel significant volumes of water and are a common location for problems. Tiled roofs may use lead valleys, GRP valleys, or dry valley systems. Deterioration of the valley lining, slipped tiles at the valley edge, or debris accumulation can lead to water ingress. Valley problems are not always visible from outside and may be more apparent from the loft.
Flashings and Chimney Interfaces
Flashings — the lead or metal seals where the roof meets chimneys, walls, dormers, and rooflights — are a common source of water ingress on tiled roofs. Lead flashings can crack, lift, or be poorly installed. Where a chimney has been removed or partially taken down, the area where it joined the roof is a common source of problems if the weathering was not properly completed.
Eaves and Abutments
The eaves (the lower edge of the roof) and abutments (where the roof meets a wall) are areas where detailing matters. Displaced or rotting eaves felt, inadequate overhang, or poorly detailed abutments can allow water into the roof structure or the walls below.
Underlay and Battens
The underlay sits beneath the tiles and provides a secondary barrier against wind-driven rain. On older roofs, it may have perished, torn, or sagged. The battens that support the tiles can also deteriorate, particularly if the underlay has failed and moisture has reached them. Both are visible from the loft.
Ventilation
Cold roof constructions require cross-ventilation of the loft space to prevent condensation. If insulation has been added without maintaining ventilation paths, or if the roof has been re-tiled without providing ventilation, condensation can develop and cause timber decay. Ventilation provision is assessed as part of a specialist roof inspection.
Previous Repairs
A tiled roof that has been well maintained — with timely replacement of cracked tiles, repairs to flashings, and ridge mortar maintenance — may be in better condition than its age suggests. A pattern of repeated repairs to the same area may indicate an underlying issue that has not been resolved.
Internal Loft Evidence
The loft space often provides more information about a tiled roof's condition than the external surface. From the loft, it is possible to assess the underlay, battens, rafters, daylight penetration, water staining, ventilation, and insulation. Distinguishing between historic staining and active ingress matters — moisture meter readings can help.
An Isolated Defect Does Not Mean the Roof Needs Replacing
One of the most important points for a buyer to understand is that finding defects on a tiled roof does not automatically mean the roof needs replacing. A handful of cracked tiles, a slipped tile, or a failed flashing are all repairable issues that do not necessarily indicate that the whole roof is failing. Many tiled roofs have localised problems that can be addressed at modest cost while the remainder of the roof continues to perform well.
What matters is establishing the extent of any failure. If the problems are localised, repair is likely appropriate. If the failure is widespread — extensive tile deterioration, widespread fixing failure, or systemic underlay failure — then re-roofing may be the more sensible long-term course. How long do concrete roof tiles last?

Surface deterioration, cracking, and fixing failure are the indicators that a tiled covering may be approaching the end of its serviceable period.
